$240 million mixed-use development in Addison, linked to a new DART line, earns approval
The city of Addison, Texas, is set to welcome a new mixed-use development named Addison Junction. This project, led by Dallas-based Quadrant Investment Properties, is expected to generate more than $300 million in annual economic output and support over 1,600 permanent jobs.
The 14-acre district, a reduction from the initially planned 18-acre development, will include a more than 155,000 square foot timber office building, a 140-room boutique hotel, 30,000 square feet of entertainment space, and The Hangar – a 12,000 square foot aviation-inspired event venue.
Phase one of the project will be 30,000 square feet of entertainment-focused retail that includes a Texas-themed beer garden, Van Buren's, and a farmer's market. Restaurants, rooftop patios, and public plazas will also be part of the development.
The DART Silver Line, a 26-mile commuter rail system linking several cities and DFW International Airport, will run through Addison. This rail system will place the city on a major transportation network, enhancing its appeal as a commercial and residential hub.
Negotiations are ongoing for the hotel branding, and groundbreaking for the project is expected in 2026. Chad Cook, Quadrant's founder and managing partner, expressed his excitement about the project, stating that Addison Junction offers a rare canvas to provide a destination pedestrian-oriented district that will bring together office, hospitality, and entertainment on one of the last infill sites of scale in DFW.
The Addison City Council approved a development agreement with Quadrant Investment Properties for the Addison Junction project. The city will invest $40 million in infrastructure and two parking garages as part of the agreement.
The development plans for Addison Junction have evolved over time. Earlier concepts included residential development, but changes in the market and development partnerships resulted in the plans focusing on commercial and entertainment uses.
This project is a significant step forward for Addison, following the adoption of the Addison Circle Special Area Study in 2019 to guide development around the Silver Line station. The city began assembling land around the rail corridor in the 1980s in anticipation of future light rail service.
As the construction progresses, Addison Junction is shaping up to be a vibrant addition to the DFW metroplex, offering a unique blend of office, hospitality, entertainment, and retail spaces.
