In the heart of Regensburg, a historic gem is set to change hands. The city has announced the sale of the Baroque monastery complex St. Klara, located within the World Heritage site.

The city acquired the St. Klara building complex as recently as 1968, as part of purchases for traffic planning. However, a public use of the complex has been deemed unprofitable by the city authorities. The decision to sell was made in a non-public meeting of the Planning Committee.

The property, with a usable area of 4,000 square meters, is particularly interesting for investors, including real estate funds. Its location, being in the core area of the World Heritage zone, close to the Danube and Villapark, adds to its allure. The property also offers tax advantages, as it is situated in the renovation area "Ostengasse Nord".

The St. Klara monastery complex was the subject of the international IACOBUS competition last year, with a goal of a public use as a youth guest house with a youth music school. The winning team was praised for its respectful handling of the historical substance and the opening of the Ostengasse towards the Danube.

However, a year after the competition, the city has no own concept for the St. Klara building complex. If used for residential purposes, the monastery complex could achieve high prices, similar to the nearby Trunzer Block, where square meter prices of up to 3,900 euros are being discussed.

The property includes parts currently used by the Eastern Church Institute and the Youth Protection Office, with the latter moving after the sale. Despite the limitations set by the monastery's partial protection as a historic monument, there is expected to be a high number of interested parties due to the property's location and potential uses.

The private buyer who purchased the St. Klara Baroque monastery in Regensburg is named Josef Schmid. The sale was officially announced on the internet on Thursday.

As the city moves forward with the sale, the future of the St. Klara building complex remains uncertain, yet brimming with potential for its new owner.
