Commencement of construction on a new hotel project, AQUA2 DOCK, along the Inner Harbour
The AQUA2 DOCK construction project in Harburg Binnenhafen is progressing at a steady pace, with significant milestones reached and exciting developments on the horizon.
Construction Progress
The project, scheduled for completion by the end of 2023, is primarily handled by STRABAG, a renowned contractor known for its work on large-scale urban development projects.
Leased Spaces
A considerable portion of the building’s office spaces has already been leased out, with companies such as Vossloh Rail Services and Bremer Bauunternehmen securing spaces of 2,500 sqm and 1,800 sqm respectively. Two further lease agreements, each for approximately 700 sqm, are in preparation.
Sustainable Energy Features
AQUA2 DOCK is designed with forward-thinking sustainable energy concepts. The building will incorporate energy-efficient technology, renewable energy suitable for the area's climate, and systems to minimize carbon footprint and optimize energy consumption. Heating and cooling energy will be generated 100% regeneratively on site.
Cost Efficiency
Tenants can expect to pay approximately 19 euros per square meter net rent per month. The total operating and heating cost for the entire building is estimated to be a competitive three euros per square meter.
Public Amenities
The AQUA2 DOCK quarter will include a public promenade, a building, and mooring places on the water. These amenities are set to be completed in spring 2026, along with the rest of the development.
Tenant Feedback
Heinrich Wilke from IMENTAS, the project developer, leasing agent, and structurer of financing for AQUA2 DOCK, has shared that tenants appreciate the high design and technical quality of the building, as well as its excellent efficiency.
Upon completion, the AQUA2 DOCK quarter is expected to be an exciting addition to Harburg Binnenhafen, providing modern, sustainable commercial spaces that support both environmental goals and the needs of its tenants.
