Decreasing property values in the Achern region: an analysis of the local real estate market trends
The real estate market in the Achern region has seen significant changes over the past year. According to the annual report of the Joint Expert Committee Achern, the number of purchase contracts for single-family houses and condominiums has fluctuated.
In a positive development, the number of purchase contracts in the Achern region has risen by 10% compared to the previous year. However, the prices for single-family houses have seen a decrease of 7%. The average price for a single-family house with a plot of land, built between 1980 and 1989, was around 2,450 euros per square meter of living space last year. Notably, the prices vary greatly depending on the location and transport connections.
In contrast, the prices for single-family houses in Rheinau, Kappelroodeck, Lauf, Ottenhofen, and Sasbachwalden dropped by about 13% compared to the previous year, with the average price being around 1,930 euros per square meter of living space.
The trend for used condominiums has been more positive. The number of used condominiums sold in Achern has increased by 40%, with the price for used condominiums in Achern now around 2,610 euros per square meter of living space. In Kappelroodeck, the number of used condominium contracts has decreased to four, and the price has dropped by 18% to 2,177 euros per square meter of living space.
The prices for building plots also show a mixed picture. While the prices for building plots in central locations in Achern range between around 80,000 and 210,000 euros for an average size of 600 to 850 square meters, the prices for building plots in Seebach are significantly lower.
Stephan Lorenz-Feurer, chairman of the Joint Expert Committee Achern, stated that temporary fluctuations always occur in the real estate market. He further added that the trend is reversing and the prices for building plots are stagnating. Tabor, a real estate expert, observes that interested parties for building plots are increasingly pulling out due to high construction costs or challenges in financing.
In Sasbachwalden, the price for used apartments has decreased. For apartment ownership, the price dropped by 8%, while for the Gaishöll and Terrassenpark residential complexes, the price decreased by about 5%. However, there is no specific information in the search results about which municipality in the Achern region experienced the largest price declines for single-family homes in 2022.
Despite these fluctuations, the real estate market in the Achern region is gradually returning to the level of 2021. The annual report of the committee, now in its fifth edition, is based on the purchase price collection of the committee. Lorenz-Feurer emphasized that the committee's work is essential for understanding the local real estate market and making informed decisions.
