High-rise buildings in Mannheim's "HOME" project shortly nearing completion: anticipating the conclusion of the "M" building by the end of 2026.
The "M" high-rise, a 15-story residential building in Mannheim-Franklin, is set to become a significant addition to the city's skyline. This modern structure, housing approximately 200 condominiums, is currently under development by the real estate company, Werner Wohnbau, headquartered in Villingen-Schwenningen, Schwarzwald-Baar district.
The "M" high-rise, planned to be ready for occupancy by 2029, will offer condominium sizes ranging from 57 to 80 square meters. The ground floor will accommodate commercial space, while the rooftop will feature a mixed-use space including play areas, sports facilities, greenery, and a meeting place.
The property for the "M" high-rise was purchased from the city by Werner Wohnbau. The project, initially delayed due to unexpectedly unstable ground on the planned construction site, is now back on track following a re-tender process after RVI withdrew from the project.
The "M" high-rise is part of the ongoing development in Mannheim's Franklin district, which has been under development since 2015 on the former US military base "Benjamin Franklin Village". The district, covering about 0.5 square kilometers, consists of the neighborhoods Käfertal-Mitte, Sonnenschein, Franklin, and Käfertal-Süd. It is known for its modern architecture, including a school and residential buildings constructed with timber.
An underground garage will be built under the "M" high-rise, and in the future, a pedestrian and bicycle path will run through an arch of the "M". The ground floor will also provide commercial spaces for local businesses.
The Franklin district has been the subject of mockery due to the remaining high-rises spelling "HOE" in English, but this will likely soon be a minor footnote from the past as more developments like the "M" high-rise are completed. The "O" high-rise, inaugurated this summer, was owned by the municipal housing development company GBG, while the "Saarbrücken" project developer RVI was responsible for the "O" high-rise.
As of now, around 7,400 people live in Franklin, and the population is expected to reach around 10,000 once all construction projects are completed. The current cold rent for a two-room apartment (57 square meters) in the "M" high-rise is around 1,000 euros.
The "M" high-rise is not just a building; it's a symbol of progress and development in Mannheim-Franklin. With photovoltaic panels installed on the inner sides of the "M" structure, it will also contribute to the city's sustainability efforts. The "M" high-rise is poised to become a landmark in Mannheim, offering modern living spaces and contributing to the vibrant community in Franklin.
