Iveta Ardava Takes Position as Commercial Director at Riga's Eco-Friendliest Office Building 'Verde'
The Lowdown on Verde's next Phase: A Green and Chic Business Hub
In a thrilling turn of events, seasoned real estate whiz Iveta Ardava has joined forces with Capitalica Asset Management, stepping into the role of Commercial Director for Riga's eco-friendly wonder, the "Verde" office complex. Armed with a Bachelor's degree in Law and a whopping 20 years in the biz, Iveta's sights are set on taking Verde to new heights, aiming to make it the most sought-after business district in the city.
Iveta's challenge? To refine Verde's commercial strategy, elevate tenant experiences, and drive the complex's ambitious green expansion. Key areas of focus will center on bolstering satisfaction among existing tenants in buildings A and B, while overseeing the development of the upcoming C and D buildings, from the ground up to successful leasing.
Positive vibes all around! According to Iveta, her mission is to transform Verde into Riga's shiniest and most recognized business hub, where sleek aesthetics meet an unparalleled green ambiance. Companies on the lookout for a new BREEAM-certified office in the prime Skanste district, nestled right at the heart of Riga's modern business district, need look no further. Iveta extends an open invitation for these firms to drop her a line, ready to help them find the right spot in the upcoming Verde buildings, boasting a combined leasable area of 22,500 m². And get this - the first tenants can move in as early as spring 2027!
The development strategy for the third and fourth phases of Verde focuses on building sustainable, modern office buildings to reinforce its status as Latvia's greenest business district. The plan includes the construction of buildings C and D on a 1.1-hectare site, adding 37,000 m² of new spaces, with 22,500 m² dedicated to A-class leasable office area. Each building will have six floors, and an underground parking lot that can house 250 vehicles, as well as more than 100 bicycle parking spaces.
Sustainability takes the front seat here, with large rooftop gardens covering 3,000 m² designed to bolster urban biodiversity and employee well-being. Rooftop solar panels will make an appearance, enhancing energy efficiency, and the buildings will comply with the highest BREEAM sustainability certification standards.
Capitalica Asset Management, a majority-owned subsidiary of Lithuanian SBA Group, is on board with a total investment of approximately 150 million euros planned for all phases of Verde. The project, funded by Capitalica, is being implemented by the Capitalica European Office Fund, which specializes in sustainable office solutions across the Baltics. The construction design documentation for these new phases received approval from the Riga City Development Department on June 10, 2025, and groundbreaking is set to commence later this summer.
With the first phase of Verde, buildings A and B, already fully leased and home to an impressive roster of tenants hailing from sectors such as IT, finance, pharmaceuticals, law, and more, the new phases extend Verde’s impressive A-class office offerings, solidifying its position as one of Riga's most attractive and functional business districts.
