Munich/Aschheim-Dornach, June 24, 2025. It's true that big names have been here: Wincor Nixdorf, 3Com, Compaq, Escada. They came with pride and put Dornach, this small Aschheim district, in the spotlight of the international IT, fashion, and economic stage between the '80s and '00s. But there were crashes, too. Wirecard is the most prominent example. But when discussing Dornach, one can't help but talk about economic crises, fresh starts, and a mix of suburban vibes and global ambitions. Perhaps this is why project developer EUROBODEN, known for its cutting-edge architecture, wanted to build its headquarters here. The economic and real estate crisis put a halt to the plans. EUROBODEN is bankrupt. However, the building has stood since March 2023, not empty but ready for more tenants. Günther Deml of Real-Treuhand Immobilien Bayern GmbH, managing the project as an asset manager since February 2025, says, "HAMMERSCHMIDT in the 'Businesspark ExpoGate Munich-Dornach' is a symbol of what Dornach has stood for since its inception: change, resilience - and always a new beginning."
From concrete plant to big data
The global rise of Dornach can be traced back to 1925 when the village was still surrounded by fields. However, it was the construction company Dyckerhoff & Widmann, known for its pioneering work in the concrete industry, that was the first to settle here. They initially manufactured prefabricated parts and pipes for bridges throughout Germany - and later for international projects.
As time went on, the variety of businesses in Dornach expanded. More construction companies, feed and grain traders, logistics companies, a bakery, a textile wholesaler, a window factory, and a heating and sanitary equipment wholesaler established themselves. In the '70s, partly internationally famous fashion brands moved in, while in the '90s, American IT giants took root.
089 - but with parking
"Dornach's history shows that it has reinvented itself numerous times. Today, the location is undergoing a transition. Since 2020, like many national and international office hubs, Dornach has had to face a new reality: Buildings erected for tech titans or fashion houses, originally located in suburban settings, have become obsolete, while the glow of Munich serves the trend of the '15-minute city' seems to thrive. Around 60 percent of the office space in the ExpoGate is currently vacant," says Alexander Meyer of real estate consultant Savills.[1]
Why international success stories like luxury fashion retailer MyTheresa, technology company Hewlett-Packard Enterprise, or Ingram Micro, one of the world's leading ITK distributors, choose to set up shop in Dornach despite its peripheral location? Meyer explains, "Dornach isn't Munich. But rents are much cheaper, and the trade tax rate is currently over a third lower than in the Bavarian capital. Local companies can still enjoy the sought-after area code 089." Additionally, it is close to Munich's exhibition center, hotels and apartment buildings, kindergartens and schools. Shopping and leisure opportunities such as the Riem Arcades, golf courses, lakes, drive-in cinemas, fitness studios, or the Calisthenics Park in Riem exhibition city are all easily accessible. Driving to work by car will be a breeze, finding a parking spot in front of the office being a certainty.
HAMMERSCHMIDT: a building that encourages collaboration
This project also appeals to HAMMERSCHMIDT, for which Savills is responsible for renting on behalf of Real-Treuhand Immobilien Bayern. The new building at Karl-Hammerschmidt-Straße 1 was designed by Brandlhuber+ Muck Petzet Architects as a vertical office campus. The S-Bahn station Riem is 200 meters away, with the S2 line taking only around 20 minutes to reach Munich's central station. With employees and visitors reaching the airport in about 30 minutes and highways A94 and A99 in 2 and 10 minutes by car, the property offers excellent transport connections. But the reason companies like payment service provider Verifone Payments GmbH and computer technology company NetApp Deutschland GmbH have rented around 4,000 square meters on the premises is not only the benefits of the location. According to Meyer, "You won't find a comparable building in Dornach. HAMMERSCHMIDT architecturally stands out from everything built in Dornach in the last few decades. The project is a statement in functionality and aesthetics."[1][2]**
One of the most important aspects is that the building encourages networking amongst employees working in different companies. From the cascading staircase on the north facade, the continuous balconies on the 130-meter-long south side, to the rooftop terrace and the oversized Skydeck with a fitness area and alpine view on the 6th floor, opportunities for connecting abound. Furthermore, HAMMERSCHMIDT boasts a high degree of flexibility with regard to floor sizes and room layouts, allowing companies of various sizes to adapt to their needs. Günther Deml: "HAMMERSCHMIDT is a significant monument to the dawn of the new office era. And it radiates this new spirit outward, creating a commendable address for the tenants, even on the outskirts of the city."[2]
