Regeneration project in Liverpool attains significant milestone
In a significant move for Liverpool, the city council has invited developers to share their visions for a transformative development project. The potential development partner for this ambitious undertaking is Davos Property Developments Limited, in collaboration with the Beetham Group, who have proposed a 28-storey residential tower on the King Edward site as part of the Liverpool Waters scheme [1][2][3][4].
This initial phase of a £1 billion project aims to redefine Liverpool’s northern docklands and city skyline, with the development strategically positioned near Everton’s new stadium and designed by Brock Carmichael [1][2]. The project, a flagship initiative outlined in the city's draft housing strategy, aspires to create a thriving community that enhances natural surroundings and biodiversity [1].
The development site, a prime waterfront land in the city, has already seen the creation of the Southern Grasslands, a new park covering 100,000 cubic metres of earth, which opened in August 2023 [5]. Cllr Liam Robinson, leader of Liverpool City Council, has hailed the development's progress as a significant moment in the evolution of the Festival Gardens site [6].
Before the development, extensive remediation works were carried out at the Festival Gardens site, taking three years to complete. These works, which won a national brownfield award, involved moving approximately 450,000 cubic metres of soil and waste, with over 95% being recycled [7].
The development is intended to preserve and enhance the UK's only remaining Festival Gardens for future generations. Once completed, it will mark the end of a 40-year story for the Festival Gardens site, which originally covered 250 acres [8]. The project, part of the city's international festival gardens site, is scheduled to create a new neighborhood and will include various housing types, local amenities, and will be located within 10-minutes of the city centre [9].
The local authority is set to send a report to Cabinet on Tuesday 10 September, recommending the commencement of a search for a new development partner for this prime waterfront spot. The appointment of a development partner will complete the International Garden Festival initiative, ensuring the continued development and preservation of this iconic site in Liverpool. [10]
