RWB Launches €32M Modernization Project to Enhance Tenant Living Conditions in Düsseldorf

Rheinwohnungsbau GmbH (RWB) is embarking on a significant modernization project in Düsseldorf, aiming to enhance the living conditions of its tenants. The company, which manages nearly 5000 apartments, including older buildings not meeting current energy standards, is investing heavily in this initiative.

The first phase of the Corelliviertel project is underway, with RWB investing over 4 million euros. The total cost is estimated at 32 million euros. Tenants can expect improved comfort with transformed balconies into foldable winter gardens and insulated roofs equipped with photovoltaic systems.

The renovation process involves removing old asbestos cement cladding and mineral wool, and installing new facade elements with triple-insulated windows and sun protection. In Garath, 22 houses with 132 apartments are being modernized and expanded, creating an additional 28 apartments. This project is set to complete in 2026.

In the Corelliviertel, 16 buildings with 140 apartments are being renovated using serial construction methods, expected to complete in 2027. RWB has been actively modernizing its housing complexes, with around 30% of its portfolio updated in the past 15 years.

While tenants can expect a slight increase in living costs, with a rent increase capped at 1.50 euros per square meter, heating costs are expected to be lower. The energy efficiency standard of the renovated houses will be equivalent to a 55-house, needing only 55% of the energy of a conventional new building. The rent increase will take effect three months after completion of each phase. The project managers leading the modernization projects in Garath and the Corelliviertel remain unspecified.
