Spacious region with a view of Baldy: 100 hectares available for rental in Solontsy-2 for CRH development
In the heart of Krasnoyarsk today, a wild, untamed expanse of land on the Northern outskirts will go under the hammer. The auction, happening on May 5, is for the rights to a colossal, barren territory in the Central district, neighboring the Badalik cemetery.
The lot, posted on the official state trading platform, offers an investor the chance to develop an unspoiled plot of land. The property is bounded by the North Highway to the south, West Street Uttrennaya to the west, and the municipal boundary of the Urban Okrug of Krasnoyarsk to the north.
With a construction area of approximately 2.8 million square meters, or nearly 283 hectares, this land offers ample room for growth.
The decision to sell this gem was made by the regional government back in 2023, with the relevant ministry order signed early this year.
The proposed development contract stipulates that residential development should not exceed 2 million square meters. The development will be phased, and the community will be provided with all necessary social infrastructure according to urban planning standards. Architectural solutions must be approved by the appropriate authorities, and all necessary infrastructure improvements must be completed.
If daycare centers and healthcare facilities are integrated into prefabricated or annexed structures, the developer must construct and then donate them to municipal ownership. Moreover, the same structures will require the construction and donation of at least 800 square meters for a comprehensive social services center and a family and child support center, free of charge to the Krasnoyarsk region.
The opening bid for the auction stands at 202 million rubles. Bids were accepted throughout April, with the auction scheduled for today, May 5.
The order documents suggest that the contract will span 30 years, meaning the rural fields will be developed gradually.
It's worth mentioning that a residential complex called Zelyonyy [1] exists in this district today, and plans include constructing a new highway through this patch of wilderness, connecting the overpass across the North Highway from Avenue Aviator to Solnechniy [1]. The auction for this 1.9 billion ruble project was announced for the second time.
The new highway is to be completed by November 30, 2027.
Future plans for this area outline the construction of roads and even tentative street names for upcoming avenues. For example, construction on "Proezd No38a" (Razdelitelnaya Street) was set to commence this year, aiming to connect the upcoming broad "Proezd No45" (Uhozhennaya Street).
