MaPrimeRénov, the French government's home energy renovation grant, is giving everyone a summer break - sort of. The program's applications for major renovations will be temporarily unavailable from July 1st until the September school restart due to budget constraints and an increase in fraudulent activities. But don't worry, sector professionals have scored a small victory as only major renovations will be affected.

After the summer, the rules for major renovations are set to change dramatically. Expect them to be redirected towards energy-guzzling properties. "Dwellings rated D on the Energy Performance Diagnosis (DPE)" will no longer be eligible for help from MaPrimeRénov, according to the Ministry of Housing. Properties rated E, F, and G will have their eligibility criteria refined to meet the government's energy-saving goals.

Now, here's where it gets interesting. The ceilings for works financed by this aid are being lowered. Currently, the maximum funding for a major renovation that improves the DPE by two energy efficiency labels is 40,000 euros. After the changes, homes renovated with MaPrimeRénov won't be able to spend more than 50,000 euros - a significant reduction in scope.

One more thing worth mentioning is the abolition of the bonus for exiting "thermal sieve" properties. Currently, households can receive up to 10% of the VAT-exclusive cost of the work as a bonus, but this will be history after the updates.

As of now, the precise closure dates for MaPrimeRénov have yet to be unveiled. But one thing's for sure - the program's here to stay. The government's committed to ensuring the continuity of MaPrimeRénov. So keep an eye on official announcements and updates for more information on the revamped program post-summer.

  1. The restriction on MaPrimeRénov's funding will see a significant decrease in the scope for major renovation projects, making it imperative for real-estate owners to reconsider their investing strategies in finance.
  2. As the government zeros in on energy-guzzling properties, businesses involved in the real-estate sector, particularly those focusing on investing in properties rated D and below, may face challenges in securing financing from programs like MaPrimeRénov.
